KMS is a application for client. MAK is a multiple activation key. OEM is Original Equipment Manufacturer.

There is nothing about 2012 in the question. Just 2012 R2. 2016 has no problems with that.

I was completely confused as well since all other sources agree that 2016 can do 2016 and 2012 r2, but I think the issue is the crappy table they used. The hosts are the first column, and supported guests are the rows.
